Mortgage broker and lender bond renewal deadlines

Updated 2026-08-29

Required of mortgage brokers, mortgage lenders and mortgage servicers, and in many states loan originators, money transmitters and consumer lenders on the same NMLS rails. The bond guarantees compliance with the state mortgage licensing act — consumer restitution, unpaid fees and penalties. Many states scale the required amount to loan volume, so the bond you filed at licensing is not necessarily the bond you need after a good year.

How the renewal runs

The bond sits behind an NMLS licence, and NMLS runs a fixed annual licence renewal period from November 1 to December 31. Everything has to be current inside that window — the bond, the filings, the fees — or the licence does not carry into January 1. Because the window is the same for every licensee in every state, it is also the busiest possible time to be asking a surety for a rider.

StageWhenWhat is actually happening
Re-underwriting~90 days before term endThe surety pulls credit and financials again and prices the renewal. A changed credit picture, a new judgment or a bad year shows up here — which is the whole argument for finding out 90 days out rather than 9.
Renewal premium due~45 days before term endA continuous bond stays in force on payment. Non-payment is the single most common cause of a cancellation filing, and it is almost always an invoice sent to a stale address rather than a decision.
Cancellation notice periodSet by the bond form or the state statute, commonly 30 to 60 days. Read yours — this is the number that decides whether a missed invoice becomes a suspended licence.A surety cannot simply walk away. It cancels by written notice to the state financial regulator, filed through NMLS, and the obligee acts on that notice — the clock is running at the regulator before it is running with you.
Term endThe date on the bondPast this the licence or authority behind the bond is exposed.
ReinstatementAfter lapseGenerally not a late renewal but a new filing: new bond, new application, penalties, and a rate that reflects the lapse. Budget weeks, not days.

What a lapse costs

Licence renewal fails and the authority to originate stops at the year boundary. Reinstatement periods exist in most states but are short, carry penalties, and do not restore the days you spent unlicensed.

What varies by state

State statute sets the required amount (frequently tied to prior-year loan volume, so it can move every year), which licence types need a bond, and the state's reinstatement window. The mechanics above come from the bond instrument and hold everywhere; the figures come from your state and we do not print them here, because a wrong number in this area costs somebody a licence. Confirm them with the state financial regulator, filed through NMLS and with the surety that wrote the bond.

Bond amounts, required forms, cancellation-notice periods and renewal windows are set by state statute and by the bond form itself and differ by jurisdiction — verify every requirement and every date against your bond, your surety and the agency that holds it before you rely on it.
